Possum Removal in
Manly NSW 2095

Thumping over the bedroom at dusk? We find the gap the possum uses, let it leave on its own, and close your roof behind it.

Our possum removal service in Manly covers houses, semis and apartment blocks from the Corso back to Manly Vale, and across Fairlight, Balgowlah and North Manly. We don't trap or relocate possums. We fit a one-way exit, seal the roof, and quote a fixed, itemised price before we start. The number you get is the number you pay.

Why do Manly homes get possums in the roof?

Manly sits on a narrow peninsula with bushland, reserves and old street trees on most sides, so a possum is rarely more than a few gardens from your roof. When a possum can't find a tree hollow, a dry roof cavity is the next best thing.

Northern Beaches Council puts it plainly: with more development and fewer tree hollows and dense shrubs, possums are "sometimes forced to take refuge in houses and roof cavities". Manly's older housing makes that easy. Many homes have terracotta tiles, timber eaves and decades of small gaps around the ridge, vents and fascia.

The headlands help too. North Head and the harbour foreshore are part of Sydney Harbour National Park, and the bushland reserves behind Manly Vale and North Manly give possums a green corridor into the streets. Trees that overhang a roof are the usual last step.

The possum in your roof is most likely a common brushtail possum. The NSW Government notes that brush-tailed possums like to live in roof cavities, and they're about the size of a cat. Ringtail possums usually sleep in a round nest in a tree or thick shrub (a drey), so seeing one in your hedge doesn't mean you have one in the ceiling.

What we find on possum jobs

Nearly every possum we've been called out for was living in the roof, and the way in was usually the roof drainage. A possum climbs the downpipe, pushes through the gap where the gutter meets the tiles, and it's in. Around Manly and Fairlight we see this most on older tiled homes, with harbour-side trees giving a second route. Some calls start with a smell, not a noise. That's a possum that has died in the roof. We take it out, close the hole it used and mesh the gutter and downpipe openings.

Which parts of Manly and nearby do we cover?

We cover all of Manly 2095 and the suburbs around it. Each pocket tends to have its own typical entry point:

  • Manly and East Manly: older homes and walk-ups near the Corso and the harbour side. We check ridge capping, gaps above gutters, and rooftop vents on unit blocks.
  • Fairlight and Balgowlah: steep blocks and split-level homes where trees grow right up to the roofline. Branch access is common.
  • Manly Vale and North Manly: houses close to bushland and creek reserves. Possums often come in along fences and overhanging branches.
  • Balgowlah Heights, Clontarf and Seaforth: bushy harbour streets with large trees. We usually find entries under eaves and at the corners of the roof.

If you're elsewhere on the peninsula, see our Northern Beaches possum removal page.

Can you legally move a possum out of a Manly roof?

Yes, as long as nobody traps or relocates it without a licence. Northern Beaches Council reminds residents that it is illegal to kill a possum or relocate one, and that a possum moved out of its territory usually dies.

A one-way exit keeps you on the right side of the law, because the possum walks out by itself. Our guide to NSW possum laws explains the licence rules if you want the detail.

How do we get a possum out of a Manly roof?

We find the possum's way in, put a one-way flap on it, and close every other gap. It leaves after dark and can't come back.

  1. Roof and gutter check

We go through the roof void and walk the roofline, paying close attention to gutters, downpipes and the harbour-side trees.

  2. One fixed price

You get an itemised quote before we start. We'll come back with a fixed price, not a guess.

  3. Exit and seal

Small gaps are sealed and the one-way exit goes on the main entry on the first visit.

  4. Final close-up

Once the roof is quiet, the exit comes off, the last hole is sealed and the roof drains are meshed. You get photos of each sealed entry.

  5. One-way possum exclusion door installed on a tiled roof gap

How much does possum removal cost in Manly?

Prices start from $280 for a single-storey home and $320 for a two-storey home. Every Manly roof is different, so we price it after we've seen it. There's no inspection fee when you book the job, and the itemised quote is the price you pay.

In Manly, the price mostly comes down to:

  • roof type: terracotta tile, metal, or a mix
  • access: steep Fairlight and Balgowlah blocks, and two- or three-storey homes, take longer
  • the number of gaps to seal, including rooftop vents on unit blocks
  • repairs needed before proofing will hold, such as cracked tiles or rotten fascia

If we find something extra on the day, we show you and ask before doing more work.

Possum removal in Manly: FAQs

Will Northern Beaches Council remove a possum from my roof?

Council doesn't offer a removal service. Its own possum removal page points residents to licensed catch-and-release handlers or to blocking the roof themselves. For a sick or injured possum, call Sydney Wildlife on 9413 4300 or WIRES on 1300 094 737.

How do I get rid of possums permanently?

Close every entry after the possum has left, mesh the gutters and downpipes, and cut back branches that hang over the roof. On Manly's leafy streets, a single missed gap usually means another possum moves in.

What's that bad smell coming from my ceiling?

Usually a possum that has died in the roof or a wall cavity. We've had Manly-area calls where the smell was the only sign. We remove it, find and seal the entry, and mesh the roof drains. See dead animal removal.

Can you do apartment blocks and strata buildings in Manly?

Yes. We work with strata managers on shared roof spaces and give a written report with photos of each sealed entry for the building's records.
