Why do Lower North Shore homes get possums in the roof?

The Lower North Shore is dense housing wrapped around harbour foreshore, bushland reserves and big old street trees. Possums live along those green edges and move into roofs when they can't find a hollow.

Headlands such as Bradleys Head in Mosman are part of Sydney Harbour National Park, and the bushland gullies of Middle Harbour and the Lane Cove River run between the suburbs. The North Shore as a whole is known for its greenery, which is exactly what possums need to travel from yard to yard.

The possum in your roof is most likely a common brushtail possum. The NSW Government notes that brush-tailed possums like to live in roof cavities. Ringtail possums usually sleep in a round nest (a drey) in a tree or shrub.

Where do possums get into Lower North Shore homes?

Mostly through small gaps in older roofs, from trees and neighbouring roofs. With houses this close together, a possum can cross two or three rooflines in a night.

These are the spots we check first:

  • Mosman, Cremorne and Neutral Bay: Federation homes and older semis with terracotta tiles, slate and lots of ridge and valley gaps. Harbour-side trees often touch the roof.
  • Terraces and semis (North Sydney, Cammeray, Naremburn): shared roof spaces, so a possum may come in through the neighbour's side. We check the party wall and every gap along the shared roofline.
  • Chatswood, Artarmon and St Leonards: a mix of houses and unit blocks. On the blocks, possums get in through roof vents, gaps above gutters and plant rooms.
  • Lane Cove, Riverview and Castlecrag: bushland-edge streets. Possums come in off the reserve along fences and overhanging branches.

What we find on possum jobs

On nearly all our possum jobs, the possum was in the roof and came in through the roof drainage: up a downpipe and through the gap where the gutter meets the roof. On the Lower North Shore, box gutters between semis and terraces are a favourite, because two roofs meet there. Some calls come in about a smell rather than noise, and we find a possum that has died in the roof. We take it out, close the entry and mesh the shared drains.

What if the possum is getting in through my neighbour's roof?

Then sealing only your side won't hold. On semis and terraces, we look for where the possum crosses the party wall, and we'll tell you if a gap on the adjoining property needs to be dealt with too.

We seal your roof space fully, including the party wall line, so the possum can't come through to your side.

What are the rules for removing a possum on the Lower North Shore?

Possums can be excluded, but not trapped or relocated without a licence. NSW Government guidance says moving possums too far from home, even to a local park, greatly reduces survival.

That rules out a drive to a harbour reserve. A one-way exit is legal and simple. Our article on possum laws in NSW has the detail.

How do we get a possum out of a Lower North Shore roof?

With homes this close together, we check your roof and the rooflines it connects to.

  1. Roof and party wall check

Roof void, party wall line, box gutters, downpipes, valleys, and any neighbouring roof or tree that connects.

  2. Fixed, itemised price

One quote before we start. We'll come back with a fixed price, not a guess.

  3. One-way exit

Minor gaps are sealed and the exit goes on the main entry.

  4. Seal and mesh

Once it's quiet, we remove the exit, seal the entry and mesh the shared drains. You get photos of each.

  5. One-way possum exclusion door installed on a tiled roof gap

How much does possum removal cost on the Lower North Shore?

Prices start from $280 for a single-storey home and $320 for a two-storey home. On the Lower North Shore, shared roofs and tight access change the price a lot, so we quote after the inspection. The quote is fixed and there's no inspection fee when you book the job.

On the Lower North Shore, the price mostly depends on:

  • roof material and complexity (slate and Federation rooflines take longer)
  • shared roofs on semis and terraces, where the party wall line needs sealing
  • access, such as steep harbour blocks, tight side passages and two-storey homes
  • repairs needed first, and strata access on unit blocks

Why choose Super Pest Controler?

Possum removal on the Lower North Shore: FAQs

Will the council remove a possum from my roof?

No. North Sydney, Willoughby, Lane Cove and Mosman councils don't remove possums from private roofs. The owner either takes out a landholder's licence or engages a licensed operator. Sick or injured possums go to Sydney Wildlife (9413 4300) or WIRES (1300 094 737).

How do I get rid of possums permanently?

Seal every entry, including along the party wall, mesh the gutters and box gutters, and keep branches off the roof. On semis and terraces, a gap on the shared roofline is the usual reason a possum comes back.

What's that bad smell coming from my ceiling?

Often a possum that has died in the roof space. In shared roofs the smell can travel, so we trace it to the source, remove the possum, then seal and mesh the entry. See dead animal removal.

Do you work on strata buildings in Chatswood and St Leonards?

Yes. We work with strata managers on shared roof spaces and provide photos of each sealed entry.
