Why do Epping homes get so many possums in the roof?

Much of Epping and North Epping sits next to bushland, so possums often live only a few trees away from your house. If they can't find a tree hollow, a dry roof cavity makes a good substitute.

Devlins Creek and Terrys Creek meet in North Epping to form the Lane Cove River, inside Lane Cove National Park. The trees along those creeks give possums a way from the park into nearby gardens, and from there onto gutters and roofs.

The possum in your roof is usually a common brushtail possum. Brushtails are nocturnal and spend the day in any dark shelter, "even inside house roofs", according to the Australian Museum. So you hear them when they head out around dusk and when they come back before dawn.

The eastern ringtail possum lives differently. It stays almost entirely in trees and sleeps in a round nest called a drey, built in a tree fork or thick shrub. Seeing ringtails in the garden rarely means you have one in the roof, and a drey in your hedge can stay where it is.

Two councils cover the area. Epping is in the City of Parramatta, while North Epping falls under Hornsby Shire. That matters if a tree on public land is giving possums a path onto your roof, because you'll need to contact the right council about it.

What are the signs of a possum in your roof?

The usual sign is heavy thumping or running in the ceiling around dusk and again before sunrise. People also notice droppings around the house, a smell in one room, or yellow-brown stains spreading across the ceiling.

When we arrive, we also look for:

  • scratch marks on downpipes, fence tops or trees that touch the house
  • lifted or cracked tiles, gaps at the ridge capping, and damaged eaves or fascia boards
  • flattened or disturbed insulation near the entry point
  • a cleared track through leaves in the gutter where the possum climbs in each night

Light, quick scratching that goes on all night sounds more like rats. If that's what we find, we'll tell you and switch you over to our rodent control service.

Is it legal to remove a possum from your roof in NSW?

Yes, but only in certain ways. Possums are protected native animals, and in NSW capturing or otherwise harming a possum is illegal unless an authorised officer or licensed person does it.

Licensed catch-and-release handlers have their own rules to follow. The NSW possum licence conditions require:

  • a live cage trap
  • no animal left in a cage for more than 24 hours
  • release after sunset, within 150 metres of the point of capture

The possum also has to go back onto the property it came from. The NSW Government explains why: possums are territorial, and moving them too far away "will greatly reduce survival". A business that offers to take your possum to a park or the bush is breaking these rules.

How do we get a possum out of an Epping roof?

We find every way into the roof and fit a one-way exit on the main entry. The possum can leave at night but can't get back in, and once the roof is empty we seal it.

The possum leaves on its own and isn't hurt. Sealing the roof afterwards is what the NSW Government recommends too: it encourages handlers to permanently seal entrances to roof cavities so the problem doesn't come back.

What should you do while you wait for us?

Leave the possum alone and leave its entry hole open. If you block the hole while the possum is inside, it's stuck in your roof, which harms the animal and usually means more damage and a worse smell.

A few other things help:

  • Skip poison, traps and repellent sprays. Harming a possum is illegal, and a dead possum in the roof is harder to deal with than a live one.
  • Keep pets inside at night, because a cornered possum will scratch and bite.
  • Write down which room you hear it in and at what time. It helps us find the main entry faster.
  • Don't leave food out, since it gives possums a reason to keep coming back.

How much does possum removal cost in Epping?

Generally, no. Under NSW rules, a property owner either applies for their own landholder's licence or engages a licensed commercial operator to deal with a possum inside the house.

How do I get rid of possums permanently?

Seal every entry point once the possum is out, and cut back the branches it uses to get onto the roof. If a gap stays open or a branch still touches the gutter, the same possum will come back or another will move in.

What is the penalty for killing a possum in NSW?

Killing a possum is an offence. Possums are protected, and capturing or harming one without a licence is illegal in NSW. Penalties are set under the Biodiversity Conservation Act 2016 and change over time, so we don't quote a figure here. A legal exclusion avoids the risk entirely.

Is it a possum or a rat in my ceiling?
